About this calculator

Use this IRR calculator when you have a project or investment with money going out and coming back in over time, and you want the annual rate that would make you indifferent. The first amount is today (usually a negative investment). Modified IRR (MIRR) is not computed here.

The solver starts near 10% and finds the rate where NPV = 0, using the same timing as the NPV calculator: the first flow is t = 0 (undiscounted), then t = 1, 2, … Discounting is annual: each later amount is divided by (1 + IRR)^t. The result is a percent. Odd cash-flow shapes can have more than one IRR; this returns one root.

Cash flows (t=0 first): Amounts separated by commas, spaces, or semicolons. The first number is t = 0, usually negative. You need at least two flows and a sign change for a meaningful IRR.
