Use this LTV calculator when a lender is pricing a mortgage or may require extra insurance (PMI) at a high loan-to-value. It does not apply PMI or FHA rules; it only splits price and down payment.
Loan = price − down payment. LTV% = 100 × loan ÷ price. Down% = 100 × down ÷ price. The down payment cannot exceed the price.
Price: The purchase price of the home (or the appraised value, if that is what the bank uses).
Down payment: Cash you put in at closing. Leave closing costs out unless you want them inside this figure.
Loan: The amount borrowed after the down payment.
LTV (%): Loan as a percent of price.
Down (%): Down payment as a percent of price.
