Use this hotel calculator for a night, a month, or a year—keep the three inputs on the same period. Occupancy can exceed 100% if you overbook. ADR is zero when no rooms were sold.
Occupancy% = 100 × rooms sold ÷ rooms available. ADR = room revenue ÷ rooms sold. RevPAR = room revenue ÷ rooms available (which is also ADR × occupancy). Use the same currency for revenue and the money outputs.
Rooms sold: Occupied room-nights in the period.
Rooms available: Room-nights you could have sold (rooms × nights).
Room revenue: Room-only revenue for that period, excluding F&B unless you want it in.
Occupancy (%): Share of available rooms that were sold.
ADR: Average daily rate per occupied room.
RevPAR: Revenue per available room.
