Use this realtor-commission calculator when a sale price, a percent fee, and VAT on that fee are known (common in Italy and other VAT markets). It treats VAT as a percent of the fee, not of the price. Buyer-paid extras are not modelled.
Fee = price × commission%. VAT = fee × VAT%. Total = fee + VAT. Net = price − fee − VAT. Type 3 for a 3% fee and 22 for 22% VAT. Currency is the sale-price currency.
Sale price: The agreed price of the property.
Commission (%): Agency percent of the price, e.g. 3 for 3%.
VAT (%): Tax on the commission, e.g. 22 for Italian IVA. Use 0 if the fee is VAT-exempt.
Fee: Commission before VAT.
VAT: Tax on the fee.
Total: Fee plus VAT.
Net: What remains of the price after fee and VAT.
